Appraisal can be traced back to England during the 1500s when agricultural needs necessitated land clearance and preparation services for land clearance purposes. Textbooks on surveying were first written; England preferred using “surveying”, while North Americans employed more commonly “appraising.” Natural law or universal law was discussed among writers from the 15th and 16th century as it related to “property theory”, inter-state relations dealing with foreign investments, protecting citizen’s private property abroad and inter-state investments protections. Natural Law had an influence in Emerich de Vattel’s 1758 treatise The Law of Nations which introduced concepts related to private property protection

One of the largest initial real estate transactions ever was completed when Louisiana Purchase Treaty was signed in 1803. This landmark deal involved more than 124,000 acres across Louisiana. This treaty laid the groundwork for American westward expansion and gave rise to ownership of Louisiana Territory by America from France for 15 million dollars, or approximately 4 cents an acre. The oldest real estate brokerage firm was founded in Chicago, Illinois, in 1855 under the initial name L. D. Olmsted & Co, but today known as Baird & Warner. In 1908, Chicago saw the founding of the National Association of Realtors; later that same year its name changed to National Association of Real Estate Boards – coining the word’realtor’ to refer specifically to real estate professionals.

The stock market crash of 1929 and Great Depression caused real estate values and prices to significantly depreciate by 50% over four years after 1929, ultimately leading to depreciation by 50% overall. Housing financing in America was greatly influenced by two acts enacted that year – Banking Act 1933 and National Housing Act in 1934 which enabled mortgage insurance for home buyers through Federal Deposit Insurance as well as Federal Housing Administration; an amendment was later added that established Fannie Mae as a secondary market for mortgages while simultaneously giving banks additional money needed for funding new home developments.

Title VIII of the U.S. Civil Rights Act, commonly referred to as the Fair Housing Act, came into effect in 1968 and dealt with issues surrounding African American incorporation into neighborhoods as discrimination issues surrounding renting, purchasing and financing homes were examined in depth. Online real estate as an industry emerged when real estate platforms first appeared online between 1999-2003;

 Real estate and the Environment

Properties may be valued or devalued depending on how much environmental degradation has taken place on them; environmental hazards pose serious health and safety threats and this has led to an increasing use of environmental site assessments (ESAs) when appraising both residential and commercial real estate properties.

Environmental surveyors make possible environmental surveying through their examination of environmental aspects present within real estate developments as well as any effects these have on the surrounding environment.

Green development has gained in popularity since the 1970s with the environmental movement and World Commission on Environment and Development, when real estate began being studied through this lens. Green development looks at both social and environmental effects associated with real estate transactions; its three key focuses being responsiveness to environmental demands; resource efficiencies; cultural sensibility as well as sustainability considerations. Examples of green development can be seen with LEED development projects or conservation developments which examine social/environmental implications with real estate properties or buildings; green infrastructure is another form of green development as is conservation or sustainability developments which focus on their construction processes compared with conventional developments of construction materials like leaded building techniques or conservation developments for sustainable developments.

Real estate has long been linked with increased emissions of greenhouse gases. According to estimates by the International Energy Agency, real estate contributed 39 percent of worldwide emissions during 2019; of which 11 percent came from materials manufactured for building.

Investment and Development mes Key articles of Real estate investments and development: Real estate investing and Real estate development.

Real estate investments can be divided according to financial risk into core, value-added, and opportunistic investment portfolios. Real estate development tends to be less cyclical than investing. Real estate investments may become attractive in markets with rising land and building prices; buyers of such real estate typically view it solely as an asset and do not necessarily intend to use the property themselves. Flipping refers to quickly reselling an investment property quickly for profit – often taking advantage of arbitrage or rapidly rising value, or after having undergone repairs that substantially raise its worth. Luxury real estate can often serve as an easy and secure means for wealthier foreigners to store value without renting it out immediately. London and New York City luxury units have even been used by corrupt foreign government officials or businesspeople from countries without strong rule of law to launder or protect money that might otherwise be subject to seizure or confiscation.
